Here is a little case study of one of our clients Andy (Van) building a Dual occupancy home in Perth -

Slab was poured within 2 weeks from finance approval in July 2023
Yes you heard that right 2 weeks! You can see Slab was poured first in the whole estate stage. While many builders take up to 9 month to pour slab. But why? Read the bottom text to learn why other builders take so long.

Brickwork was done in 6 weeks from slab in September 2023

Slab was left to dry for 3 weeks, and then 3 weeks for frame completion of this full double brick dual occupancy home. Who says there is a shortage of bricklayers.


Roof was completed within 4 weeks in October 2023

Now the most important milestone of the house is complete. Most builders are struggling to get the house upto this stage due to labour and material shortage. But if you are strategic about managing your pipeline, it's no brainer to be better than most.


Lock up is expected anytime now, and construction to be completed within 7 months (if we exclude Christmas Break)

Almost every single time, we are first to start and first to finish construction in every investment project. We save $40k to $50k from starting your rent earlier and having to pay minimum interest during the build.


But how did we manage it to be so quick with double brick construction?!

Firstly let's learn why builders take soooo long to build a home?

Reason 1. QBE is the insurance company that insures every home build in the country. And they would only cover the new pipeline of projects if you have finished the pending projects. There is a hard cap. But builders will still accept all the new deals but can't start until QBE gives a green signal. It's a great business strategy by builders to keep their future pipeline full at the expense of interest costs paid by investors.

Reason 2. They don't pay tradies the market rates and wants to keep bulk of profit to themselves. If you don't pay tradies well and in time, they don't prioritise you and may not want to work for you. This results in delays and poor construction quality as you are not able to hire quality tradies.

Reason 3. Poor pre-constuction administration and not doing the pre-construction formalities until finance is unconditional. All the paperwork, building permits, design compliance, design pre-approval, full working drawings, site survey etc. won't be done until client is fully committed. This delays construction significantly.

Reason 4. Lack of resources and staff. If they aren't paying the staff well or do not maintain a thriving culture. They will be understaffed and won't be able to deliver. This could happen to even the biggest of all builders.

Here is the little secret of the home building industry, and how we get ahead of everyone else by choosing the right builder every single time.

1. We would find out the builder's insurance limit. And we will know straight away if they can start your construction early or late.

2. We speak to the inner circle - How do tradies feel about them? How to Sales consultants feel about them? How do existing customers feel about them?

3. We look at the credit scores and profile of the builders

4. We analyse the court legal actions on the builders, if any.

5. We track their build quality, past history and inspection reports.

6. We analyse their communication and service over time - if it's getting better or worse.

7. We negotiate fast track agreeement with the builder in return of bulk deals.
